STEP 1 – CONSULTATION
Obligation free meeting to discuss your requirements for either a New Home, Home Addition, Granny Flat / Studio or Outdoor Living Area.
Discuss the site, possible concept styles and establish a comfortable budget.
STEP 2 - DESIGN WORKS AGREEMENT
Enter a Works Agreement to develop the agreed Concept as per the agreed budget.
The Works Agreement will include a payment schedule for the stages of the design process.
Develop the Concept as per the clients requirements.
Meetings as required to fine tune the Concept as per the Clients requirement.
STEP 3 - PLANNING & WORKING DRAWINGS
Prepare Planning Drawings if the Concept has elements which require a variation to the R-Codes. This will be identified during development of the Concept.
Prepare the Working Drawings.
Structural Certification by the Certified Structural Engineer.
Energy Report by the Certified Energy Assessor.
Certificate of Design Compliance by the Certified Building Surveyor.
BAL report if required.
Prepare Addendum & Specification of Materials, Finishing Details & Fixtures.
STEP 4 - CONSTRUCTION CONTRACT
Home Building Works Contract as per the Home Building Contracts Act 1991.
STEP 5 - OBTAIN BUILDING LICENCE FROM COUNCIL
Present to Council and pay the associated fees.
Attend to Council queries.
STEP 6 - START CONSTRUCTION WORKS
